You are creating kerb appeal; a place where people want to be and want to buy.\u00a0There\u00a0is inherent value in that.<\/p>\n<\/div>\n<div>\n<p>Design can also\u00a0foster social interaction and\u00a0a\u00a0sense of community.<\/p>\n<\/div>\n<div>\n<p>Proximity and use\u00a0of buildings and spaces can be used\u00a0to create that sense of place\u00a0through providing\u00a0semi-private space\u00a0in between buildings. It is however often a\u00a0challenge\u00a0to carve out semi-private space out of developers\u2019\u00a0ambitions\u00a0to maximise habitable\u00a0gross internal area.<\/p>\n<\/div>\n<div>\n<p>In most traditional housing developments, residents won\u2019t have\u00a0a\u00a0sense of ownership over\u00a0the communal areas which often causes them to\u00a0fall into disrepair\u00a0or results\u00a0in hefty ongoing maintenance costs for the freeholder, housing association or developer.<\/p>\n<\/div>\n<div>\n<p>If everybody takes\u00a0a sense of pride and ownership over\u00a0communal amenity areas,\u00a0they are much more likely to become\u00a0usable space\u00a0(eg.\u00a0Summer fairs, block parties, barbecues, etc).\u00a0Empowering residents to customise some of the spaces through their own planting, furniture and other installation contributions\u00a0enables the use of these spaces\u00a0to create a community.<\/p>\n<\/div>\n<div>\n<p>In denser\u00a0schemes,\u00a0there is merit in questioning the traditional\u00a0idea of\u00a0private\u00a0front gardens and what value they bring\u00a0when compared to\u00a0the more private rear gardens.\u00a0In most urban or suburban contexts, front gardens\u00a0are hardly ever used as private spaces\u00a0because they\u00a0often get reduced to\u00a0a\u00a0bare minimum in terms of privacy and outlook from the street, thereby\u00a0rarely offering much\u00a0value to the street or the residents.<\/p>\n<\/div>\n<div>\n<p>Should\u00a0we\u00a0therefore re-think the front garden space as something that is offering more to the public space?<\/p>\n<\/div>\n<div>\n<p>This\u00a0is something we have applied to several of our recent projects\u00a0where we have introduced a\u00a0shared surface approach\u00a0to make roads\u00a0and infrastructure\u00a0much\u00a0more efficient. By taking cars away from\u00a0the\u00a0fronts\u00a0of\u00a0the\u00a0houses and putting them elsewhere, we create\u00a0much larger communal amenity space in between units that can be used by everybody in a safer way and without taking\u00a0up\u00a0more footprint.\u00a0Such an approach is very efficient\u00a0and can\u00a0even result in greater density,\u00a0as you can in fact get the houses closer to one another and introduce a sense of character to the space.<\/p>\n<\/div>\n<div>\n<p>It is now common knowledge that\u00a0the old 18-21m rule between units\u00a0is no longer seen as a good way to create a sense of place\u00a0as it can\u00a0often\u00a0result in\u00a0quite\u00a0sterile\u00a0environments.\u00a0Proximity between buildings can be optimised alongside very effective interventions, such as\u00a0planting trees\u00a0between units, offsetting windows, articulating the facades\u00a0and\u00a0orientating buildings slightly differently to one another.<\/p>\n<\/div>\n<div>\n<p>There is a reason that places we protect in our built environment tend to be the older ones that have stood the test of time. Looking back at those places and thinking what gives those places that inherent character, none of them\u00a0would\u00a0conform to modern\u00a0urban\u00a0design space standards!<\/p>\n<\/div>\n<div>\n<p>With a willingness from the Developer to step outside the status quo and challenge the norm, the Design Team are empowered to finely balance placemaking with\u00a0accessibility, privacy, amenity, servicing and other modern urban technological requirements.<\/p>\n<\/div>\n<div>\n<p>Only then can\u00a0one\u00a0discover the opportunities to\u00a0create\u00a0added\u00a0value\u00a0and\u00a0result in long-lasting built environments that positively impact the people who inhabit them.<\/p>\n<\/div>\n<div>\n<p><strong>Sustainable Value<\/strong><\/p>\n<\/div>\n<div>\n<p>Building better, with correct detailing, rigour and workmanship quality is the most cost-effective method of achieving CO2 reductions.<\/p>\n<\/div>\n<div>\n<p>Taking the simplest starting\u00a0model of traditional masonry construction\u00a0as an example,\u00a0there are some\u00a0straight forward\u00a0improvements that can be implemented to achieve new fabric and air tightness standards.<\/p>\n<\/div>\n<div>\n<p>Increasing the cavity width and thermal insulation performance, applying a parge coat to the blockwork for increased air tightness,\u00a0and\u00a0upgrading to triple glazing\u00a0are all\u00a0simple and cost-effective improvements\u00a0that go a long way in closing the current performance gap that is experienced in construction.<\/p>\n<\/div>\n<div>\n<p>This initial\u00a0small\u00a0step\u00a0of getting\u00a0contractors and developers to aspire to build better\u00a0leads to a giant leap for our collective Net Zero ambitions.\u00a0Embracing it as a possibility, pursuing it and realising\u00a0it in the\u00a0simplest\u00a0application, using the well-known traditional masonry construction techniques that UK-based contractors are so familiar with.<\/p>\n<\/div>\n<div>\n<p>Beyond this simple\u00a0initial\u00a0approach, developers and contractors can then start\u00a0assessing their schemes more critically in\u00a0terms of embodied energy\u00a0and\u00a0consider other methods of construction to achieve leaner build-ups\u00a0where density needs to be maximised.<\/p>\n<\/div>\n<div>\n<p>In terms of the spaces between the buildings, adopting a sustainable, landscape-led approach that minimises areas of hard standing and encourages the planting of native species that rely on water and fertilizer that are naturally available, with little or no additional support or maintenance.<\/p>\n<\/div>\n<div>\n<p>Native planting\u00a0can be\u00a0self-sustaining over long periods of time and if a mix of locally prevalent and locally sourced material is selected, exist in harmony with its local ecosystem and should be diverse enough to remain resilient through climate change, and productive indefinitely.<\/p>\n<\/div>\n<div>\n<p>There are not only ecological but significant financial benefits to be had from creating a sustainable landscape in the long term.<\/p>\n<\/div>\n<div>\n<p>The simple acceptance that surface water can be piped off-site is now regularly challenged in favour of on-site management and controls whereby, if possible, surface water is managed on-site.\u00a0There is\u00a0better understanding of the opportunities and benefits that can be gained from good surface water management, be those aesthetic opportunities, increased biodiversity, a reduced\u00a0impact on the nation\u2019s sewer infrastructure or the potential economic savings.<\/p>\n<\/div>\n<div>\n<p><strong>Economic Value<\/strong><\/p>\n<\/div>\n<div>\n<p>Client and consultant collaboration in the design process\u00a0can add\u00a0significant\u00a0value by establishing what is viable\u00a0and\u00a0buildable from the early stages\u00a0of a project.<\/p>\n<\/div>\n<div>\n<p>The traditional, more fragmented design phase can be a recipe for disaster.\u00a0Late\u00a0stage \u2018value engineering\u2019 often involves quick decisions and changes on a design that has taken a considerable amount of time to develop, allowing insufficient\u00a0time to consider\u00a0the\u00a0implications\u00a0and that is\u00a0very often\u00a0to the detriment of the project.<\/p>\n<\/div>\n<div>\n<p>Getting a full design team on board pre-planning and having that intelligent conversation straight away allows the team to be\u00a0in a stronger position to create something that works better from\u00a0a\u00a0design\u00a0and buildability\u00a0perspective and make big savings early on.<\/p>\n<\/div>\n<div>\n<p>From\u00a0an\u00a0architectural perspective,\u00a0this involves frontloading decisions and ideas about the design\u00a0that then feed into a planning scheme. Only way to figure out these key details is to understand the servicing, MEP, structural\u00a0and\u00a0build strategies, rather than taking a\u00a0speculative\u00a0planning scheme and\u00a0retrospectively\u00a0trying to make it work.<\/p>\n<\/div>\n<div>\n<p>From an infrastructural perspective, it is fundamental to work\u00a0with the existing site, not against it.
