Currently in Stage Three of design development, our proposal for KX W3 envisions a forward-thinking workplace at the heart of North London’s ever-evolving Kings Cross district. Working closely with Related Argent, we’re developing two distinct spaces that together form a cohesive, intuitive, and sustainable environment for contemporary work.
Rather than a traditional office, KX W3 is conceived as a hybrid ecosystem: one that balances collaboration with calm, and adaptability with purpose. The design is underpinned by three core pillars — Collaborative, Focused, Calming — which guide every decision, from spatial layout to material selection.
The layout is designed to support the full spectrum of work styles: from buzzing team gatherings to quiet, focused tasks. Each floor plan flows effortlessly, with hot desks, private booths, breakout zones, and hybrid meeting rooms placed with intention. Whether it’s a quick catch-up, a deep work session, or a 15-person town hall, the space is designed to flex and support without friction.
At this stage, our focus is on refining those relationships between form and function, atmosphere and activity. We’re interrogating the spatial choreography: how teams move through the space, how guests are welcomed, and how subtle zoning can create both openness and retreat.
Materiality plays a vital role in establishing the project’s identity. Our proposed palette combines warm timbers, tactile textiles, and responsibly sourced recycled finishes — from FSC-certified joinery and terracotta tiles to reclaimed brassware and Bolon carpets with high recycled content. These choices not only ground the interiors in texture and tone, but speak to a long-term investment in resilience and sustainability.
Throughout, we are responding not just to current ways of working, but to what’s next — building in flexibility, character, and comfort to create a workplace that will evolve with its users. This isn’t about mimicking a home environment, but about designing an intentional, inviting space that supports wellbeing, productivity, and community in equal measure.
KX W3 represents a collaborative journey with our client, one that’s grounded in thoughtful design and shared vision. As we progress through Stage Three, we continue to refine the details that will ultimately define this space — ensuring it stands out in the Kings Cross landscape not only for how it looks, but for how it works.
